Can you report on a cold room that is currently down?
Yes. A room that is not holding temperature is the finding. Making it run is a separate instruction.
Do buyer's agents use this, or only solicitors?
Both. Agents use it to adjust a price or a lease incentive. Solicitors use it to document the condition at the date of inspection.
Will you say what it will cost to fix?
The report identifies the defect and the consequence. A quoted repair is separate, and only if the instructing party asks for one.
How quickly can the report be turned around?
Same week is the usual request. The PDF follows the inspection, in time for the date you nominate.
