Buying an Existing Café or Restaurant? Check the Refrigeration Before You Commit

Understand the condition, capacity and likely work required on a venue's refrigeration before you take over the business.

A fridge running today is only part of the picture

Before buying a café or restaurant, establish which refrigeration equipment is included, what condition it is in and whether it suits your plans. A cold cabinet during a brief inspection does not tell you how it performs through a busy service or how much work may be waiting after handover.

A refrigeration inspection can help turn an uncertain equipment allowance into a practical list of repairs, further investigations and potential replacements. Arrange it early enough to use the findings in your purchasing decision.

    Start with an equipment list

Record each cold room, freezer, preparation counter, display cabinet, bar fridge and ice machine. Photograph model and serial plates and identify which items belong to the seller, landlord or an equipment supplier. Keep that ownership information separate from the condition assessment.

Ask for maintenance records, recent repair invoices and any outstanding quotes. Repeated work on the same asset deserves explanation. Missing records do not prove that equipment is faulty, but they leave more for an inspection to establish.

Ask how it performs during trade

Find out which equipment struggles during peak periods, needs frequent resets or requires staff to move stock elsewhere. Ask about temperature alarms, recurring water leaks, icing and doors that do not close properly. These details give the technician a better starting point than a general request to check the fridges.

Where access and trading conditions allow, arrange assessment under representative operating conditions. A report should identify what was checked, the conditions at the time and any further testing needed. It should distinguish observed defects from items that simply warrant monitoring.

Check the equipment against your business plan

A venue that worked for the previous owner may not suit your menu, delivery pattern or trading hours. More fresh preparation, larger functions or increased takeaway sales can change the storage and ice capacity you need.

Look beyond the cabinet dimensions. Consider usable shelving, stock movement, door access and where heat from the refrigeration equipment goes. If you plan to move cabinets or rebuild the kitchen, discuss the proposed layout before assuming everything can be reused in a new position.

Use the findings to plan your opening budget

Separate the recommendations into work needed before opening, work that can be scheduled later and equipment worth budgeting to replace. Request costs against the actual findings rather than relying on a general allowance for old equipment.

ACRO can assess commercial refrigeration and discuss repairs, maintenance and replacement options. Send the venue address, equipment list and your proposed takeover date to discuss an inspection. You will start the conversation with the assets that matter to your opening day.
